Sell, rent and buy would be my advice, but even so, this isn't foolproof!

We used a conveyancer for our last move and they were atrocious! They were called Click conveyancing/Bartlett Solicitors - DO NOT USE THEM!

My best tip is to get on the 'phone to everyone to check that they are all pulling together and make certain that they are all working to the same date. Putting requests in writing or sending Emails isn't foolproof I'm afraid! Suggest you get recommendations if you can.

Be prepared for some last minute hiccups on the property that you are buying or selling. The Solicitors may suddenly find (after having had your file for months..........grrrrrrrrrr) that something may not be included in the price after all, or that a deed of covenant needs to be signed by someone else. If that is the case, don't sweat on items that are meant to be included, pay for them or give them away. If it is paperwork that is delaying the purchase, use a Courier.
